The Time to Self-Build Is Now

Now is a particularly good time to embark upon the process of constructing a self-built environmentally-friendly home, it has been claimed.
According to Julian Brooks, the managing director of Green Moves UK, a firm specialising in the sale and purchase of eco-homes, environmentally-friendly self-built properties have actually become more popular, including by those involved in the planning process.
Moreover, Mr Brooks noted that the cost of land may possibly be in decline.
"It's a good time to try and get hold of your plot or your old derelict property to knock it down and rebuild," said Mr Brooks.
"Planners look much more favourably upon an ultra sustainable self-build than they would on just a conventional rabbit hutch."
It was also noted by Mr Brooks that those deciding to self-build their own environmentally-friendly properties are more likely than traditional developers to construct a dwelling that adheres to the government's zero-carbon housing targets.
Those looking to self-build their own property can still obtain mortgages, it has been claimed.
According to Jason Orme, the editor of homebuilding.co.uk, despite the existence of the current credit crunch, mortgages for self-build properties are still available.
Indeed, Mr Orme believes that self-built properties tend to include a degree of equity built-in.
"Self-builders tend to benefit up to 25-30 per cent in terms of the equity - the cost of the mortgage compared to the end value [of the house]," said Mr Orme.
"That really is viewed as a good thing in difficult times by lenders."
Mr Orme also noted that it is still possible to obtain mortgages for self-build schemes, with loan-to-values (LTV) of up to 90 per cent - indeed, a mortgage with Lloyds TSB offers an LTV of up to 95 per cent.

Self build and DIY doesn't have to be difficult either, as this report reveals:
Carrying out some DIY tasks could prove to be far easier than many people first imagine.
Jason Orme, editor at Homebuilding & Renovating magazine, said as long as homeowners put in a little research before starting a task, many jobs can be simple to perform.
"As long as you have got a bit of knowledge and a bit of confidence, then they are very easy to carry out," Mr Orme advised.
He added that DIY work can prove to be "very rewarding" and will often help individuals to save money.
However, he explained that some tasks are best left to the professionals because it is required by law.
Recently, a trend for trying out DIY at home has been noted, as a survey from Spaceslide found that 61 per cent of Brits said they were more likely to tackle a job at home now than they were five years ago.
